Housing Availability
Local leaders are constantly working to address the city's housing needs. Ten new homes have been built in the past three years and seven more are currently in the works. Gothenburg Improvement Company's housing committee has worked diligently with the city's Redevelopment Authority in pursuit of other options to improve availability, such as rehab programs for existing homes and/or filling vacant lots throughout the city.

Purchasing an Existing Home
Most homes close to the downtown district and along Lake Avenue (one of the most beautiful “Main Streets” in Nebraska) are 70+ years old. The growth in Gothenburg has been to the north edge of town, with a few new homes being built at Wild Horse Golf Club. The median sale price for homes in Gothenburg is $139,000, or approximately $89 per square foot.  Gothenburg's housing index is 60, compared to a state average of 76 and a national average at 100. That means Gothenburg's housing cost is 40% lower than the national average. The home ownership rate is 76.2% for our residents. Realtors listed in the directory can be contacted.

Building New Homes
A limited number of vacant lots are available throughout the community and are priced between $15,000 and $30,000. A tract of land in the northeast part of town has recently been developed with infrastructure in place. These lots are priced between $25,000 and $28,000. A few lots at Wild Horse Golf Club are available for $20,000 to $40,000.  The price per square foot to have a home built ranges between $120 to $180. Contractors are listed in the directory.

Property Taxes
Gothenburg's property tax rate is $16.07 per $1,000 of home value. That means for a $100,000 home, the annual property tax bill would be $1,607. This is the effective tax rate.

Housing Rentals
Rentals move quickly in Gothenburg and include a number of apartment buildings, duplexes and single-family units. The median rent is $565 per month. Contact the Chamber for a list of rental owners.

-This modern 64-bed geriatric care nursing facility opened in 1995, is licensed by Nebraska Department of Health, offering semi or private rooms, 24-hour nursing care as well as adult day care.
